This is general information, not legal advice: your lease, and your solicitor, have the final word.

Why a pit is a problem in a leased building
Most commercial leases restrict alterations. Structural work, such as breaking out a floor slab, is usually prohibited outright or allowed only with the landlord's prior written consent, which takes time and can come with conditions.
When the lease ends, tenants are normally expected to hand the premises back in the condition the lease requires. A pit may have to be filled and the floor reinstated at your cost; claims for this kind of work are known as dilapidations. Meanwhile the pit stays with the building, not with your business. Our recessed vs surface-mounted guide compares the two types in full.
Why a surface-mounted turntable avoids this
- Nothing is fixed to the building: no pit, no anchors, no drilling, no adhesive.
- The floor is left as it was: the weight is spread across 66 wheels.
- Our team installs it in about 2.5 hours, so there is no building work to schedule around trading.
- It plugs into a standard 13 A socket.
- It moves with you: about 40 minutes to dismantle, back into its crate and rebuilt at the next showroom.
What to tell your landlord
Most landlords only need to know what the turntable is. You can send them this:
We plan to place a YilPlat display turntable in the showroom. It is freestanding equipment, 5 m across including its ramps and 8.5 cm high. It is not fixed to the floor or the building: there is no excavation, drilling, anchoring or adhesive, and it plugs into a standard 13 A socket. It can be removed in about 40 minutes, leaving the floor as it was.
Moving to new premises
When you move, the turntable comes apart in about 40 minutes, goes back into its crate and is rebuilt at the new showroom in the same way, in about 2.5 hours. Every part is numbered, and the illustrated installation manual stays with you.

Signing a new lease?
Mention the turntable while you negotiate. Check that the floor is level and sound over a 6 × 6 m area, that a 13 A socket can sit within reach, and that freestanding display equipment is allowed. It is easier to agree this now than to ask for consent later. The car turntable size guide has the full measurements.
Questions dealers ask
Can I install a car turntable in a rented showroom?
Yes. A surface-mounted turntable such as YilPlat sits on the existing floor with nothing fixed to the building, and comes out in about 40 minutes. Tell your landlord. A recessed turntable needs a pit, which most leases treat as a structural alteration.
Do I need my landlord's permission?
For a pit, usually yes: it is structural work. For a freestanding turntable, check your lease; most landlords simply want to know what it is, and the short description on this page covers what they usually ask.
What happens to the turntable when the lease ends?
It comes apart in about 40 minutes and moves with you. Nothing was fixed to the building, so there is nothing to reinstate.
Will it mark a polished or tiled floor?
No fixings are used and the weight is spread across 66 wheels, so the floor is left as it was. The floor must be level, dry and sound.
